In both areas there is big lag spike on server-client (or reverse) communication for actions: hit an enemy, take items, accept/progress/end quest, finalize heroic, open map/inventory ..., but no lags like that just for running and others areas are free of this bug.

Not just there, seems to be all over. I was doing Gyrion's Jump Puzzle, no matter how much I hammered the "Jump key" it ignored it or lagged not sure what is going on, but I know it is not my system. I can hop on my mount and hold down W to move forward and just stop. Then I have to press it again to resume moving forward. This has got me knocked off my mount trying to escape enemies.

Thanks for the info, folks. We are working on determining the cause and a resolution for recent increase in lag.

Look at instance 3 in Avernus. It's been persistently laggy though multiple server restarts now.
