Question on G16 Nirvana

Okay, I was considering G15 nirvana as endgame equipment but I am now reconsidering... I just want to know if the stat adds on armor are exactly accurate or not...

Is this the actual stats or is it really random like how PWI database / PWI calculator is inaccurate?
WTB PWI 2008 where people were thinking more about doing good rather than pretending to be.

    When you craft/reroll the gear, the stats will be a solid number between the possible range of the stats listed on pwdatabase.
