What item stats are worth the most?

How do I know if an item is worth something, aside from a weapon having a high Attack?

Phys resist vs elementals?

+hp?

Also, I found an amulet with exp +1%, is it worth anything?
It's other stats aren't too hot, I think. Just 33% evasion and 17 fire resist.

    Well EXP +1% is definitely worth something.
    I wonder is it possible to get drops with EXP + % even bigger? Haven't seen one like this yet.
