Bloody tree have a way to appear after somethng happens, and the portal must be visible from start to end? I was planning to make a portal as a form of quick travel thing after quest part is done, but now i cant, cause they will be visible from the begining of the fight. :/

Any remedy for that?

right now the best thing to do is this...

HIDE it under in an object - like a building. Then when a specific quest object is complete... despawn the building and .. WHAM the portal is there. The portal was always there, but now the player can see the teleport portal. The player may notice the missing building... you can have a new house appear in a slightly different location - that is close by.
